Pitsligo Road Residential, Morningside, Edinburgh

This proposal is for the replacement of the former BT Telephone Exchange and offices in the conservation area of Morningside, Edinburgh. The building was decommissioned and vacated over 5 years ago.

In 2009 a previous planning permission was obtained to convert the existing building into flats, however, the application by Michael Laird Architects for Telereal Trillium proposes to introduce a high quality mixed tenure development to the area which creates a more contextually appropriate spatial pattern on the site to reinstate synchronization with the surrounding area.

The new development also enhances permeability through the site by way of new routes which benefit pedestrian links, adds new trees to implicate a stronger urban structure within and enhances the green nature of surrounding spaces, and creates external spaces that can be enjoyed by the communities that inhabit the development, providing a sustainable living typology.
